Three factors combine in Westchester homes:

  1. High regional humidity — the Hudson Valley traps moisture, especially in summer

Surface Mold vs. Hidden Mold

Surface mold (on grout, caulk, tile surfaces) can often be addressed with cleaning and improved ventilation. But if you see mold consistently returning after cleaning within weeks, or if you notice soft wall behind tiles, swollen baseboard, or musty smell that persists after cleaning — you likely have mold behind the tile. That requires demo.

The Proper Fix

For surface mold: deep clean with appropriate mold-killing cleaner, replace all caulk, install or upgrade exhaust fan to properly sized unit (sized by CFM for the bathroom square footage).

For mold behind walls: demo the tile and substrate to expose and address the mold, treat the framing, install proper waterproof membrane, retile. This is a full shower renovation — not a patch.

Ventilation Standards

The minimum exhaust fan size is 1 CFM per square foot of bathroom floor space. A 50 sq ft bathroom needs a 50+ CFM fan. Many older Westchester homes have 35-40 CFM fans installed in bathrooms where 70-80 CFM is needed. Upgrading the fan is the cheapest preventive measure available.
