Water Mitigation vs. Rebuild: Who Does What After a Flood

By Cristian Poblete, Home Improvement Contractor · Ossining, NY · Updated October 2026

After a flood, a burst pipe or a major leak, there are really two jobs: getting the water out and drying the building, and putting the house back together. They are usually done by different companies, and understanding the handoff helps you avoid delays and surprises.

Phase 1: Water mitigation

A mitigation company stops the damage from spreading. That typically means extracting standing water, removing wet drywall, insulation or flooring that cannot be saved, and running drying equipment until the structure is dry. If mold is found, a mold remediation professional handles it. None of this is the rebuild.

Phase 2: The rebuild

The rebuild is when walls, ceilings and finishes go back. That means drywall, taping and finishing, texture, primer, paint and trim. This is the work Westchester Home Improvements does. We start after the structure has been dried, and we do not perform extraction, drying or mold remediation.

Why the two phases are kept separate

Drying and rebuilding need different equipment, skills and sequencing, and the rebuild cannot responsibly begin until drying is complete. Keeping the phases clear also makes the estimate clearer: you know what the rebuild covers and what has already been handled.

Insulation, electrical and plumbing

If insulation, wiring or plumbing behind the walls needs repair or replacement, those trades should finish before the walls are closed. Bring this up early so the rebuild is scheduled in the right order.

Frequently asked questions

Do you do water extraction or drying?

No. We start after a mitigation company has removed the water and dried the structure.

Should I wait to call you until drying is finished?

You can call earlier to ask questions, but we schedule the rebuild after the mitigation company confirms the structure is dry.
