When to Refinish
Refinishing works when: the floor is solid hardwood (not engineered), the boards have at least ¼" of wood above the tongue and groove (check by looking at a floor register opening), and damage is surface-level (scratches, stains, worn finish). Most Westchester hardwood floors can be refinished 3-5 times over their lifetime.
When to Replace
Replacement is necessary when: boards are warped or cupped beyond what sanding can fix, there are structural gaps or squeaks from loose boards, significant water damage has reached the wood fibers, or the floor has been sanded so many times that the surface is thin.
