Repair vs. Replace Your Westchester Deck: How to Decide

One of the most common assessments we do in Westchester is helping homeowners figure out whether their existing deck is worth repairing or needs to be replaced. Here's how we evaluate it.

Inspect These 5 Things First

  1. Posts and footings: Are posts solid wood or rotted at the base? Are footings below the frost line (42" in Westchester)?
  2. Ledger board: The ledger attaches the deck to your house. Rot here is serious — it can cause the whole deck to detach.
  3. Beams and joists: Poke with a screwdriver. Solid = good. Screwdriver sinks in = rotted.
  4. Decking boards: How many boards need replacement? Calculate the percentage.
  5. Railings: Do they meet current code (36" or 42" height depending on deck height)? Are balusters spaced correctly (no more than 4" gap)?

The 30% Rule

A rough guideline: if more than 30% of the structural framing (not just boards) needs replacement, full replacement is usually more cost-effective. Structural repairs require significant labor to access — by the time you're partially disassembling the deck, you're close to replacement cost anyway.
